Do you build ADUs?

No. HelixADU supports the pre-construction phase only. We plan, coordinate, and prepare packages for licensed general contractors, who execute construction under their own contracts.

What’s the difference between Rough Order of Magnitude, budgetary, and construction estimates?

Rough Order of Magnitude is a wide range based on similar projects and early site knowledge. Budgetary estimates tighten the range as layouts and finishes take shape. Construction estimates come from licensed contractors once drawings and engineering inputs are in place. Only the contractor’s final proposal is a firm construction price.

Do you pull permits?

We coordinate the team (designers, engineers, permit expediters) and keep the homeowner informed, but the licensed contractor or permitting consultant submits the official documents.

How long does the planning phase take?

Most homeowners spend 6–12 weeks moving from discovery through bid-ready documentation, depending on complexity and city workload.

Can you promise rental income or ROI?

No. We frame benefits as flexibility and options, not financial guarantees. We’ll discuss typical outcomes, but investment advice is outside our scope.

Where do you work?

City of San Diego, South Bay, and East County. Messaging adjusts to each region—flexibility for urban San Diego, family connection in South Bay, and legacy support in East County.

Who signs the design contract?

The homeowner does. HelixADU organizes the scope and introduces vetted partners, but all professional service and construction agreements remain between the homeowner and those providers.

What if we need to live in the home during construction?

HelixADU projects must be free/clear for construction. Temporary housing or secondary units are required so licensed contractors can work safely and efficiently.
