Every step is about clarity. We stay with you from the first conversation until licensed contractors have everything they need to provide firm construction pricing.
1. Intro call
Fifteen to twenty minutes to understand goals, timelines, financing constraints, and whether the property is free/clear for construction.
2. Discovery & documentation
Site walk, photography, collection of existing drawings, and baseline zoning/code checks. We capture everything needed before anyone sketches or prices.
3. Concept + Rough Order of Magnitude
We outline multiple layout approaches, highlight tradeoffs, and share a Rough Order of Magnitude so you know whether to advance.
4. Budgetary alignment
As design direction sharpens, we issue updated budgetary estimates, document finish assumptions, and align on priorities before outside consultants are engaged.
5. Construction estimate preparation
We coordinate designers, surveyors, and engineers; assemble bid-ready packets; and request construction estimates from licensed GCs.
6. GC introductions & handoff
You meet vetted contractors, compare their construction estimates, and choose who will deliver the firm construction price. We stay available as translator until contracts are signed.

- Decision log with all assumptions and pending items.
- Concept packages + notes ready for city conversations.
- Rough Order of Magnitude, budgetary, and construction estimate summaries.
- Bid packet containing drawings, engineering, and scope narrative.
